Cody Technology Park spans approximately 183 hectares with about 1.3 million sq ft of buildings. As part of redevelopment, Weaver’s engagement began with detailed pre-construction consultation and site appraisal to define project scope and objectives clearly. 

Project Overview

  • Early Engagement: Full pre-construction consultation and site appraisal ensured all project goals were defined and feasible. 
  • Ground Investigation & Contamination: Soil sampling revealed contamination—including lead, total petroleum hydrocarbons (TPHs), and polycyclic aromatic hydrocarbons (PAHs)—requiring a bespoke remedial strategy. 
  • Health & Safety Planning: A comprehensive methodology and health & safety plan were developed to assess risk, define control measures, and keep stakeholders informed throughout the project. 
  • Structural Separation & Archaeological Monitoring: Demolition required splitting structures to preserve those to remain. Unexpected historic basements were discovered and removed under archaeological watch. 
  • Contaminated Ground Remediation: Contaminated areas were treated on site or removed to ensure the site could be signed off for construction. 
  • Recycling and Reuse: All demolition arisings were crushed into 6F2 aggregates and reused in building the new data centres. 
  • Landfill Diversion: 98.7 % of demolition waste was diverted from landfill; 86 % of that was retained on-site for reuse. 
  • Early Handover: The project was delivered ahead of schedule, allowing the client to commence construction earlier than planned.

  • Differentiating buildings to retain from those to be demolished.
  • Managing unexpected discoveries (e.g., underground basements).
  • Addressing soil contamination with effective remediation.
  • Delivering a construction-ready site, schedule-compliant and sustainable.

Environmental Impact

  • Nearly all demolition waste was diverted from landfill (98.7 %).
  • A substantial portion (86 %) of aggregate was crushed and reused on-site—minimising waste transport and sourcing needs. 
  • Contaminated soil was treated or removed, ensuring environmental safety and readiness for construction.
